Home Preparation Tips

A guide to getting the best results for your professional photography session and home showings.

  • Open the Blinds

The more natural light the better

  • Turn the lights on

The key to a great photo is fantastic light. Make sure to replace any failed bulbs (this is one of the most common distractions in a photograph and its super easy to fix).

  • Wash the windows

Clean windows allow lots of natural light into the room and provide an appealing view of the outside. Dirty windows often cause an unnatural color cast in the home. If window washing is one of your least favorite jobs, we understand. We can provide contact information for a fantastic local family that does an excellent job cleaning the interior and exterior of every window at a reasonable price.

  • Toilet seats down

Nobody wants to see that.

  • Declutter inside

Coats, clothing, cleaning supplies, refrigerator magnets, Children’s toys, pet toys & litter boxes, trash cans, toothbrushes and hair dryers, shoes, etc. Anything that distracts the eye will take away from the visual appeal of your property. A good rule of thumb here is, “When in doubt, clear it out.”

  • Dust and vacuum

The effort pays off in the final product.

  • Turn ceiling fans off

Moving ceiling fans will be a big spinning blur that distracts buyers from your beautiful home.

  • Turn TVs and computers off

Lets face it, a frozen screen of “America’s Got Talent” isn’t all that interesting. Electronics look best with a blank screen, and we can add a pleasing image in editing if you’d like.

  • Do some simple “staging”

Fresh flowers on a table, fruit in a kitchen basket, a hanging basket of flowers on the front porch are all examples of easy things that make the home feel bright and welcoming. We’ll make sure we highlight your efforts in the photos.

  • Clear and clean the driveway

Sweep the driveway and sidewalks off and park any vehicles in the garage or away from the home during the photo shoot.

  • Tidy up the outside

Mow and trim the lawn, remove dead plants, cleanup flower beds, hide garden hoses and tools, and put trash cans out of sight. They call it “curb appeal” for a reason. The outside is the first impression, lets make it a good one.
